Sunken Patio Lifting in Utah
A back patio that has sunk, cracked into tilted sections, or started sloping toward your house can usually be lifted back into place with polyurethane foam, with no tear-out and no new pour. Lifting restores the slope so water runs away from the house. You can use your patio right away.

Why patios sink in Utah
Water near the foundation
Patios usually sit right next to the house, where downspouts and roof runoff soak the soil.
Sprinklers
Overspraying or leaky sprinkler heads steadily wash soil out from underneath.
Freeze-thaw and soil
Freeze-thaw cycles open gaps, and Utah County's clay and bench soils shrink, swell, or collapse with moisture.
Fix this one first
A patio that slopes toward the house sends rain and snowmelt toward your foundation.
Stamped or colored patio?
The patches may be more noticeable on colored or stamped concrete, so mention it during your estimate.
How polyurethane concrete lifting works
-
We drill small holes, about 3/8 inch across (roughly the size of a dime), in the sunken slab.
-
We inject high-density polyurethane foam underneath.
-
The foam expands, fills the empty spaces under the slab, and lifts the concrete back into position.
-
We patch the holes.
-
You can use your patio right away. Please move furniture, grills and planters off the slab before we arrive.
We use a custom-made 3 lb hydrophobic polyurethane foam, made locally by Utah Foam Products: made in our area, for our area. It's hydrophobic, so it won't wash out if a sprinkler line breaks. Here's how foam compares with mudjacking.
What patio lifting costs
Patios are priced after a free on-site look:

Patios: free on-site estimate
-
Minimum job charge: None
Replacing a patio means demolition, hauling, a new pour, and torn-up landscaping. If the slab is in one piece or a few solid pieces, lifting keeps the patio you have. Your exact price comes from a free on-site estimate. For what raises or lowers the price, see our Utah concrete lifting cost guide.
Our 3-year warranty
Every lifting job comes with a 3-year warranty. If a slab we lifted settles more than 1/4 inch within three years, we come back and lift it again (a fuel fee may apply). Lifting doesn't change the soil, so we'll also point out drainage problems worth fixing. Read the full warranty.
Patio lifting in winter
Most homeowners schedule patio work for spring through fall. We lift only when it's above 40°F and the slab is clear of snow and ice. If a problem shows up mid-winter, we'll schedule the next day that meets both conditions.
Patio lifting FAQ
Can you fix a patio that slopes toward my house?
Usually, yes. We lift the low side so the slab drains away from the house again.
How much does patio lifting cost?
It depends on size, access, and how much foam is needed, so we price patios after an on-site look. There's no minimum job charge.
How soon can we use the patio?
You can use your patio right away, as soon as we finish.
Do you fix the cracks too?
Lifting levels the slab but doesn't erase cracks. We offer crack and joint caulking to keep water out. For the surface itself, densifying is how we seal flat concrete; see densifying and sealing.
Where we lift patios
We lift patios in Lehi, American Fork, Orem, Provo, Heber City, Park City and across our service areas.
