Why common-area concrete sinks in Utah
Freeze-thaw cycles
They open gaps under walkways and entrances every winter.
Irrigation and runoff
Common-area sprinklers, downspouts and parking-lot runoff soak the soil along sidewalks and wash it out.
Soil
Clay that shrinks and swells, and silty bench soils that collapse when soaked, are common across Utah County.
A note on ADA trip hazards
For reference, the 2010 ADA Standards (section 303) allow level changes up to 1/4 inch; 1/4 to 1/2 inch must be beveled, and over 1/2 inch ramped. Your obligations are a question for your own advisor.
Who's responsible for the sidewalk?
It varies by city, and HOAs set their own rules. We'll give you an estimate you can share with your board.
How polyurethane concrete lifting works
-
We drill small holes, about 3/8 inch across (roughly the size of a dime), in the sunken slab.
-
We inject high-density polyurethane foam underneath.
-
The foam expands, fills the empty spaces under the slab, and lifts the concrete back into position.
-
We patch the holes.
-
Walkways reopen to foot traffic as soon as we finish; slabs that carry vehicles need about 4 hours.
We use a custom-made 3 lb hydrophobic polyurethane foam, made locally by Utah Foam Products: made in our area, for our area. No jackhammering, no dumpster, and no long closures. We walk the property with you first and walk the finished work with you after.
What HOA and commercial lifting costs
Commercial and HOA jobs are priced after a free on-site look:

-
Minimum job charge: None
If slabs are in one piece or a few solid pieces, lifting fixes them without demolition. If a slab is crumbling, we'll tell you replacement is better. Your exact price comes from a free on-site estimate. For what raises or lowers the price, see our Utah concrete lifting cost guide.
Our 3-year warranty
Every lifting job comes with a 3-year warranty. If a slab we lifted settles more than 1/4 inch within three years, we come back and lift it again (a fuel fee may apply). Lifting doesn't change the soil, so we'll also point out drainage problems worth fixing. Read the full warranty.
Winter work
For winter trip hazards: We lift only when it's above 40°F and the slab is clear of snow and ice. If a problem shows up mid-winter, we'll schedule the next day that meets both conditions.
