Driveway Concrete Lifting in Utah

If a driveway panel has sunk, tilted, or left a bump where it meets the garage, we can usually lift it back into place with polyurethane foam instead of tearing it out. We drill a few small holes, inject foam underneath, and patch the holes. You can walk on it right away and drive on it after about 4 hours.

Utah Concrete Lifting and Repair is a family-owned company based in Mapleton. Owner Drew Hubbard is a licensed and insured General Contractor (Utah license 12877564-5501, B100) with 20+ years of construction experience. We've helped 2,000+ homeowners and earned 200+ five-star Google reviews.

Why driveways sink in Utah

Freeze-thaw cycles

Water gets under the slab, freezes and expands, then thaws and leaves gaps that the concrete settles into.

Clay soils

Many neighborhoods in Lehi, American Fork and Saratoga Springs sit on clay that swells when wet and shrinks when dry.

Bench soils

Homes on the Provo and Spanish Fork benches often sit on silty soil that can wash out or collapse when soaked. The Utah Geological Survey has an overview of problem soils in Utah.

Drainage

Downspouts that empty onto the driveway, overspraying sprinklers and poor grading all send water under the concrete, where it carries soil away.

Signs to look for

A bump every time you pull in, a panel that catches the snow shovel, or water that pools at the bottom of the driveway or runs toward the house.

How polyurethane concrete lifting works

  1. We drill small holes, about 3/8 inch across (roughly the size of a dime), in the sunken slab.

  2. We inject high-density polyurethane foam underneath.

  3. The foam expands, fills the empty spaces under the slab, and lifts the concrete back into position.

  4. We patch the holes.

  5. You can walk on your concrete right away and drive on it after about 4 hours.

We use a custom-made 3 lb hydrophobic polyurethane foam, made locally by Utah Foam Products: made in our area, for our area. It's light, so it lifts the slab without loading soil that's already struggling, and it won't wash out with spring runoff. Compare methods in Polyjacking vs. Mudjacking in Utah.

Lifting vs. replacing your driveway: what it costs

Our pricing is the same everywhere we work:

  • Typical sidewalk: $300 to $1,200, depending on length and other factors

  • Driveway panel: $300 to $800, depending on size and how much lift is needed

  • Steps, patios, and other jobs: free estimate

  • Minimum job charge: None

If the panel is in one piece, or a few solid pieces, lifting is usually the better choice: no jackhammering, no hauling, no waiting for new concrete to cure. If it's crumbling, we'll tell you replacement makes more sense. Your exact price comes from a free on-site estimate. For what raises or lowers the price, see our Utah concrete lifting cost guide.

Our 3-year warranty

Every lifting job comes with a 3-year warranty. If a slab we lifted settles more than 1/4 inch within three years, we come back and lift it again (a fuel fee may apply). Lifting doesn't change the soil, so we'll also point out drainage problems worth fixing. Read the full warranty.

When can I drive on it? And winter lifting

You can walk on your driveway right away and drive or park on it after about 4 hours. Please move vehicles off the panels before we arrive and turn off sprinklers that day. We lift only when it's above 40°F and the slab is clear of snow and ice. If a problem shows up mid-winter, we'll schedule the next day that meets both conditions.

Driveway lifting FAQ

How much does it cost to lift a driveway panel?

Our cost guide lists $300 to $800 for a single driveway panel, depending on its size and how much it needs to be raised. We give you an exact price on site.

How soon can I drive on my driveway after it's lifted?

You can walk on it right away and drive on it after about 4 hours.

Will the holes show on my driveway?

The holes are about 3/8 inch and patched with a concrete mix chosen to blend in. On plain gray concrete they're hard to spot. On colored or stamped concrete they may be more noticeable, so mention that during your estimate.

Can you lift concrete in the winter?

Yes, when it's above 40°F and the slab is clear of snow and ice. We'll schedule the next day that meets both conditions.
