Garage Floor Concrete Lifting in Utah

If a section of your garage floor has dropped, tilted, or left a lip at the garage door, we can often lift it back into position with polyurethane foam instead of breaking it out. You can walk on it right away and park in your garage after about 4 hours, usually later the same day.

Utah Concrete Lifting and Repair is a family-owned company based in Mapleton. Owner Drew Hubbard is a licensed and insured General Contractor (Utah license 12877564-5501, B100) with 20+ years of construction experience. We've helped 2,000+ homeowners and earned 200+ five-star Google reviews.

Cracked garage floor slab near the garage door

Why garage floors sink in Utah

Water at the door

Snowmelt dripping off cars and water running under the door find their way into joints and cracks.

Freeze-thaw cycles

Near the door opening, they create gaps that the slab settles into.

Soil and drainage

Clay and silty bench soils are common in Utah County, and downspouts and sprinklers soak the soil along the garage.

Why it matters

A dropped section can catch tires, scrape low vehicles, make the door seal badly, and create a trip hazard.

Before we arrive

Clear vehicles and storage off the area, and tell us about drains or utility lines under or beside the floor.

How polyurethane concrete lifting works

  1. We drill small holes, about 3/8 inch across (roughly the size of a dime), in the sunken slab.

  2. We inject high-density polyurethane foam underneath.

  3. The foam expands, fills the empty spaces under the slab, and lifts the concrete back into position.

  4. We patch the holes.

  5. You can walk on it right away and park in your garage after about 4 hours.

We use a custom-made 3 lb hydrophobic polyurethane foam, made locally by Utah Foam Products: made in our area, for our area. It means no jackhammering inside your garage and no waiting for new concrete to cure.

What garage floor lifting costs

Garage floors are priced after a free on-site look:

  • Garage floors: free on-site estimate

  • Minimum job charge: None

Breaking out and repouring a garage floor is disruptive and slow. If the slab is in one piece or a few solid pieces, lifting is usually the better fix. Your exact price comes from a free on-site estimate. For what raises or lowers the price, see our Utah concrete lifting cost guide.

Our 3-year warranty

Every lifting job comes with a 3-year warranty. If a slab we lifted settles more than 1/4 inch within three years, we come back and lift it again (a fuel fee may apply). Lifting doesn't change the soil, so we'll also point out drainage problems worth fixing. Read the full warranty.

Garage floor lifting in winter

Clear snow and slush off the floor before we arrive. We lift only when it's above 40°F and the slab is clear of snow and ice. If a problem shows up mid-winter, we'll schedule the next day that meets both conditions.

Garage floor FAQ

How soon can I park on it?

You can walk on it right away and park in your garage after about 4 hours, usually later the same day.

Do I need to empty my garage?

Just the area we're lifting. Move vehicles, shelves, and stored items off those sections before we arrive.

How much does garage floor lifting cost?

It depends on size, access, and how much foam is needed, so we price garage floors after an on-site look. There's no minimum job charge.

Can you also seal the floor and cracks?

Lifting doesn't erase cracks, but we offer crack and joint caulking. For the surface itself, densifying is how we seal flat concrete; see densifying and sealing.

Where we lift garage floors

We lift garage floors in Pleasant Grove, Lehi, American Fork, Orem, Provo and across our service areas.
